What are my voting rights in the condominium association?

There is one (1) vote for each condominium unit.

What restrictions exist in the condominium documents on my right to use my unit?

There are restrictions regarding alteration and repair of a unit, the keeping of pets in a unit and parking. The restrictions are set forth in the Declaration and in the Rules and Regulations.

What restrictions exist in the condominium documents on the leasing of my unit?

All leases shall be deemed to include a clause requiring the tenant to comply with all terms and conditions of the Condominium Documents. The restrictions are set forth in the Declaration of Condominium and the Rules and Regulations.

How much are my assessments to the condominium association for my unit type and when are they due?

Assessments are levied and due monthly. The initial assessments for your unit were set Forth in the Schedule # of Estimated Operating Budget in the By-Laws. The monthly assessments are based on Unit Type, as set forth in the Declaration, as follows:

  • 1 bedrom 1 bath (.004465342) 830 sq ft.
  • 2 bedroom 1 bath (.004771999) 887 sq ft.
  • 2 bedroom 1 bath (0.005030235) 935 sq ft.
  • 2 bedroom 2 bath (.006079322) 1130 sq ft.
  • 3 bedroom 2 bath (.006923971) 1287 sq ft.

The current assessments are set forth in the annual budget.

Do I have to be a member of any other association? If so, what is the name of the Association and what are my voting rights in the association? How much are my assessments?

Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?

Is the condominium association or other mandatory membership association in any court Cases in which it may face liability in excess of $100,000? If so, identify each such case.
